Frequently Asked Questions

When do I need a stamp duty valuation?

You'll usually need one when property changes hands for less than its market value, or for no payment at all. Common examples include transfers between family members, transfers into a trust or SMSF, and transfers of a share between co-owners.

Why can't I pay stamp duty on the price we agreed?

Because duty is generally assessed on the higher of the price paid and the market value. For example, if a $1 million house is sold to a family member for $500,000, duty will usually be assessed on $1 million. An independent valuation confirms the correct figure.

Can I use my council rates notice as a valuation?

Usually not. Rates notices generally show a statutory land value, which often excludes buildings and may not reflect current market value. Revenue offices generally expect a market valuation from a qualified valuer.

How is a half-share in a property valued?

We value the whole property, then calculate the value of the share being transferred. Revenue offices generally assess duty on a proportionate share of the whole property's value, so your solicitor or adviser can confirm how it applies to your transfer.

What date should the valuation be at?

Generally, the date the transfer takes place. Order the valuation close to that date where possible. If the transfer has already happened, we can value the property as at the transfer date retrospectively.
