Frequently Asked Questions
- When does an SMSF need a property valuation?
Every year, the fund's property must be reported at market value in its financial statements. A formal valuation is also commonly needed when the fund buys or sells property, transfers property from a related party, starts paying a pension, or experiences a significant event that affects the property's value.
- Does the ATO require an independent valuation every year?
No. The fund's property must be reported at market value each year, but that value doesn't have to come from an external valuer every time. The ATO recommends considering a qualified independent valuer where the property makes up a significant proportion of the fund's value, or where valuing it is likely to be complex. Many auditors also expect updated evidence after a significant event.
- Do you value the business operating from the property?
No. We value the property the fund owns. If a business operates from it, the business isn't part of the fund's property valuation.
- What if the property is leased to my own business?
The lease must be on commercial terms, including a market rent. We can provide a market rent valuation that gives independent evidence the rent your business pays is at market rates.
- Can my real estate agent provide an appraisal instead?
An agent's appraisal can be accepted, but it gives your auditor less to rely on. It must list the comparable sales it's based on, and even then it isn't a formal valuation. A report from a qualified independent valuer gives your auditor the strongest evidence of market value, reducing the risk of queries, delays, or a modified audit report. It's the safer choice for high-value or complex properties, related party transactions, or whenever your auditor wants more evidence.
