Frequently Asked Questions
- What is a portfolio valuation?
A portfolio valuation values a group of properties together, to a consistent method and valuation date. We value portfolios of 10 to 10,000 properties for investors, funds, corporates, and government, across residential, commercial, and rural assets.
- How do you handle a portfolio with rural, commercial, and residential assets?
Each asset is valued by the specialist team for that property type, such as our agribusiness team for rural assets. A lead project director oversees the whole portfolio and reviews every result, so the final report is consistent across all asset types.
- Do you need to inspect every property every year?
Not necessarily. Many financial reporting clients use a rolling cycle, physically inspecting around one-third of the portfolio each year and reviewing the rest by desktop or kerbside assessment. Confirm the approach with your auditor before you start.
- Can you provide the valuation data in Excel or through an API?
Yes. Alongside the formal reports, we regularly provide structured data in Excel or through an API (a direct data feed), so you can update your asset register without re-entering figures.
- How long does a national portfolio valuation take?
It depends on the number of assets, access for inspections, and the complexity of the properties. We agree clear milestones and delivery dates with you during scoping, before any work begins, so you know exactly when to expect each stage.
