Frequently Asked Questions
- What is a mortgage security valuation?
A mortgage security valuation assesses a property's value as security for a loan. Your lender orders it to confirm the property supports the amount you want to borrow. It's independent of the sale price, the agent, and the borrower.
- Can I order a mortgage security valuation myself?
No. Lenders instruct mortgage security valuations directly, as part of their own risk and compliance processes. A valuation you order privately won't be accepted for your loan. If you're applying for finance, your lender will arrange the valuation for you.
- Why did the valuation come in lower than the purchase price?
Valuers base their assessment on recent comparable sales. If a buyer pays more than those sales support, the valuation may not match the contract price. If you know of relevant sales that may not have been considered, ask your lender or broker to pass them on for review.
- What is a desktop or kerbside valuation?
A desktop assessment is completed without an inspection, using sales data and property records. A kerbside valuation includes an external inspection from the street, but not the interior. Lenders generally use them for lower-risk loans, such as those with a low loan-to-value ratio (LVR).
- How long is a mortgage valuation valid for?
Many lenders treat a valuation as current for around 90 days from the inspection date, because property markets can move. Each lender sets its own policy, so check with your lender or broker.
