Frequently Asked Questions
- What types of rural property do you value?
We value broadacre cropping, grazing and pastoral properties, orchards and vineyards, intensive operations such as feedlots and poultry farms, and water entitlements. Each is valued by a rural valuer who knows that sector and region.
- How do you compare farms of different sizes?
Sales are usually compared on a rate per hectare. Where it's more meaningful, we also compare them on a productive basis, such as per arable hectare or per unit of carrying capacity. This allows fair comparisons between properties of different sizes and land quality.
- How do you value an orchard that hasn't reached full production?
We assess the age and condition of the plantings, then consider comparable sales, establishment costs, and how long the plantings will take to reach full production. Younger plantings generally carry more risk, which is reflected in the value.
- Does the current crop or livestock affect the property's value?
Usually not. A standard rural valuation covers the land and fixed improvements, and doesn't include crops, livestock, or plant and equipment. If you need these included, such as for a "walk-in, walk-out" sale, tell us when you request a quote.
