Frequently Asked Questions
- Should I get a valuation before 1 July 2027?
If you own an investment property that has grown strongly in value, it may be worth it. From 1 July 2027, CGT changes may make a property's value at that date important for investors who bought before then. A valuation dated at the cut-off gives your accountant evidence to compare the available methods.
- Is it worth getting a depreciation schedule for an older property?
Often, yes. If construction started before 16 September 1987, you generally can't claim the original building. But renovations completed after that date may still be claimable, along with new fixtures and fittings you've installed. Different rules apply to second-hand fixtures in properties bought after 9 May 2017.
- Do I need a valuation when I move out of my home and rent it out?
It's often recommended. In some circumstances, your home's market value when it first earns income becomes its cost base for capital gains tax. A valuation at that date gives you evidence of the figure. If you've already moved out, we can value the property as at that past date.
- Can my property manager provide a rental assessment instead?
For setting the rent day to day, a property manager's assessment is usually enough. For a formal purpose, such as a rent dispute, an SMSF related-party lease, or a tax or family law matter, an independent market rent valuation gives stronger evidence.
- How much does a depreciation schedule cost?
Fees depend on the property's location, size, and complexity. The cost of preparing a tax depreciation schedule is generally tax deductible, so check with your accountant about how to claim it.
