Frequently Asked Questions
- How can a valuation help my clients with the 2027 CGT changes?
For clients holding property across 1 July 2027, the value at that date may affect how much of their eventual gain falls into each tax period. A full market valuation as at the cut-off gives you evidence to compare with the ATO formula, and to use whichever is more favourable.
- How quickly can you deliver a valuation?
A full residential market valuation is typically delivered within 2–4 business days. Commercial and specialist properties are individually quoted, with timing confirmed upfront. Tell us your deadline when you request a quote.
- Who can estimate construction costs for depreciation purposes?
When a building's construction cost isn't known, the ATO recognises quantity surveyors as qualified to estimate it. Our quantity surveyors prepare tax depreciation schedules you can use directly in your client's return.
- Can you value a property as at a past date?
Yes. We can value a property as at any past date, such as its purchase date, the date it first became an investment, or a date of death. The valuation is based on historical sales evidence from around that date.
- Is a formal valuation required for SMSF reporting?
Not every year. SMSF property must be reported at market value annually, but that value doesn't have to come from an external valuer each time. A qualified independent valuation is recommended where the property is a large part of the fund, valuation is complex, a related-party transaction is involved, or the auditor requests one.
- Do you provide business valuations?
We value property, not business entities. For specialist properties, such as childcare centres or hotels, we can value the property on a going concern basis, including the operating business. A separate business valuer is needed to value a company or its shares.
