Herron Todd White Chief Economist Cameron Kusher joined 7News to discuss the latest house price data and what the market slowdown could mean for Queensland.
After rising by approximately 80 per cent over the past five years, Brisbane property prices declined by 0.6 per cent during the latest three-month period. Houses recorded larger falls than units, while regional Queensland values remained broadly unchanged.
Cameron said higher interest rates, stretched affordability and weaker market sentiment are expected to place further pressure on property prices in the coming months. The slowdown is most evident at the upper end of the market, while demand for more affordable homes remains supported by first home buyers and investors.
Looking ahead, the number of properties listed for sale will be a key indicator. If spring brings the usual increase in listings while buyer demand remains subdued, further downward pressure on prices is likely.
