ASIC Highlights Importance of Robust Valuations Ahead of 30 June Reporting

The Australian Securities and Investments Commission (ASIC) has called on Private Credit Institutions to challenge assumptions, refresh Property Valuations and ensure Asset Values are supported by current and realistic market conditions. In the 18 June announcement, ASIC Puts Private Credit on Notice, Ahead of 30 June Valuations and Reporting”, ASIC’s broader work indicates that valuations may be lagging economic reality, with weaker borrower conditions increasing the risk that reported values do not fully reflect underlying market conditions.

The regulator noted that across both residential and commercial property-backed portfolios, current conditions may expose pressure arising from construction cost escalation, project delays, soft presales, unsold stock and more challenging refinancing conditions.

According to ASIC, refreshing 30 June valuations should be an immediate point of action for private credit funds and private market investments more broadly. ASIC warned that where valuations do not reflect current conditions and incorporate verified and accurate information, there is a greater risk of misinformation and poor investor outcomes.

The regulator expects market participants to challenge assumptions and ensure valuations are based on realistic and supportable inputs, supported by appropriate financial reporting, audit and assurance practices. Importantly, ASIC made clear that market participants should not wait for formal defaults before reassessing asset values and related risks.
