Frequently Asked Questions

What is a financial reporting valuation, and when do you need one?

A financial reporting valuation sets the fair value of property for your financial statements. You may need one if you use the revaluation model for property, plant and equipment, hold investment property at fair value, need to test an asset for impairment, or are accounting for a business acquisition.

Which accounting standards do your valuations meet?

Our financial reporting valuations are prepared to measure fair value under AASB 13 Fair Value Measurement, and to support reporting under related standards such as AASB 116 (property, plant and equipment) and AASB 140 (investment property). Tell us which standard your figure is reported under when you request a quote.

Can you value an asset at a past reporting date?

Yes. We can complete a retrospective valuation to set an asset's fair value as at a specific past date, such as your financial year-end. This relies on enough market evidence being available from around that date

Will your report satisfy our auditors?

Our reports are built to be audited. Each one sets out the methodology, key assumptions, and market evidence behind the figure, and our valuers can answer your auditors' questions directly.

Do you value the business as well as the property?

We value the property, not the company that owns it. Where a property's value depends on the business operating from it, such as a hotel or childcare centre, we value it as a going concern. We don't value the corporate entity or its shares.
